About
Real Estate Developer to Senior Innovation Strategist
My name is Larry Farren, and I am a real estate developer. I’ve been a developer most of my life, even before I developed real estate. My dad likes to tell the story of when I was 13 or 14 and somebody asked what I wanted to be when I grew up. “A land baron,” I replied.
It was an unlikely goal at the time, especially since I was cutting grass for a living. But looking back, my aspiration served me well even then. From my other job at the local garden center, I saved enough for a down payment on a $349 riding mower—on credit, no interest: my first experience with equipment utilization and resource leverage.
Don, who owned the garden center, spurred me on the path toward “baron hood.” He and I would cruise through town looking at properties, while educating ourselves about mortgage financing and delinquent tax sales. Before I was old enough to drive, I bought my first property from a funeral home for $1,800, the cost of a funeral at the time.
That first investment taught me processes and standards I follow to this day: detailed research and site selection, a strong and attainable vision, a top-rate team, and construction management skills that result in projects being completed on time and within budget.
The project summary page highlights some of the places where I’ve put my beliefs into practice: mostly industrial, mid-rise office, marina and retail conversions. I hope these projects convey some of my expertise and passion for real estate development.
I’ve been extraordinarily lucky in life, especially in finding a career that suits my interests and talents. My wish is to extend that luck with partners and teams that support and appreciate outstanding effort.
Here’s to hard work and vision, and the success that they develop.

Philosophy
My objective has always been to provide services consistent with my clients' diversification, capital preservation, and long-term performance goals. I believe that successful real estate investing requires a conservative, research driven approach combined with entrepreneurial, hands-on decision-making by experienced, senior level real estate professionals

Buying Off Market Real Estate
Careful, ongoing research into real estate markets and the use of this research in the design of each portfolio, the targeting of investments to be acquired, and the management of existing investments.
Direct control and active management of real estate. This is achieved through equity ownership and closely coordinated, in-house portfolio and property management.
Investment in high quality, unique one of a kind properties, in major metropolitan areas. This is accomplished through tough, systematized underwriting procedures and direct, hands-on involvement of Larry Farren and senior partners in the decision-making process.
